The Wellington

Situated on Cuba Street in the heart of downtown Wellington, this project involved the amalgamation of 11 historic titles into 4 new titles, including strata titles located above ground level. There were 4 main facets to the project – restoration of an historic hotel, building a new hotel tower and apartment tower above the podium containing reception facilities, shops, shared foyers and access ways, car parks, conference facility, bar and restaurant space. Titling was complex because of the variety of uses in a confined space. The new hotel and apartments had traditional unit titles whilst the podium was titled by way of a leasehold subdivision.

Knight Coldicutt balanced the various owners’ needs by providing a lease document that enabled owners to operate retail businesses and use car parks as freely as possible whilst providing the hotel operator with sufficient flexibility to run an efficient business and make changes to foyer areas without the necessity for unanimous consent of all other owners. This project was unusual in that construction was completed three months ahead of schedule and titles were available several weeks before Code Compliance.
